Why I Dislike Section 8 Tenants

I am a first time Section 8 landlord and my experience with Section 8 rentals was not a good one. My Section 8 tenant was supposed to move into my three bedroom apartment with her 3 children and her husband (who was not in the Section 8 program).

Within 2 months of moving in, the number of occupants in the apartment became 9 instead of 5. I asked her to rectify the situation and I even sent a complaint to the Section 8 housing authorities but to no avail.

Unfortunately I needed the rent money to pay my mortgage so I put up with it. Now their lease is up and I asked her to move out but she refused. She can't get a transfer from Section 8 because she owe me three months of rent.

Now I have to spend money and time to take her to court in order to evict her. The frustrating thing is the law is always on their side and the judge will most likely give her up to 6 months extension (of the lease).

I have learned my lesson which is "no more Section 8 tenants for me." I wish the rest of you luck.

I used to be a section 8 property manager, and I'm here to tell you that when Section 8 comes in, it brings crime, property destruction and declining home values with it. There is a good reason people don't want it in their towns. They don't want their towns to become the new "hood", which is EXACTLY what happens. Drugs and loitering, violent crime,...they literally ruin every area they invade. They bring all their low life crap with them when they come. And decent people dont want that. As is their right. The government can act like they don't know this fact all they want. They are complete liars. Because everyone knows it. Because it's TRUE.

SECTION 8 ADDS A ROOM

My section 8 tenet a did an addition to my home. made a third room. I have a condo. My condo was a 2-bedroom one bathroom. She had someone come in and section off my Livingroom making a bedroom downstairs. My insurance was compromised on my home. Although I had renters' insurance secondary to my home insurance, the problem was that this unlicensed unpermitted room would have voided my insurance if something would have happened. She had someone come in and do the work creating the room. I only found out when we had a leak at house and the neighbor called, she did not. So now we see why. she did not want us to find out. I had to contact attorney. This was the first time we had ever rented. We screened her ran credit check. Still, this happened

She had been there for 1 year we checked 6moths ago. My lawyer told section 8 that a licensed contractor had to take it down because they drilled studs in the wall and may have compromised wall. They drilled a beam with studs for the boarder wall, my home insurance and association said the same. Also, my lawyer reported it to city they came to inspect. Section 8 called me and said you can hire someone to take down; they called me directly kept asking why a licensed contractor needs to take down. I told them that I did not put it up, and that the tenet can take down but must use a licensed contractor. What is crazy the tenet told section 8
that i told them that they could do illegal room..WTF. why would anyone allow someone they have never known to do an illegal addition in their home. That action compromised my home insurance, association insurance, and neighbors' insurance as our condo are all attached (4 homes) what if they hit a electric cable and started a fire.

Section 8 kept calling asking us to take down saying you could pay someone to take down, I said nope. They even asked why you called your insurance. I told them as written to them , the tenet had a leak in the upstairs bathroom, she did not call and tell us, now we know why. The leak was so severe that water drained leaked int garage of my neighbor. The tenet tried to fix the leak and made it worse. He called us. So, we see why she did not want to call us. We called and said you have a leak we will call plumber. We went over to take pics of neighbor's damage that is when we found out about illegal room. My lawyer said section did not want to take responsibility. He said they knew what position she placed me , association and other neighbors. He (lawyer) said when they asked me to pay someone to take down, it would relieve responsibility because they would say oh you did that was caused when you higherd persons to take down., and not by tenet.

He (lawyer) told me as for you calling insurance you did right to inform of this occurrence, this is illegal damage to your home. they should have known. What if a fire or expulsion would have happened due to gas or electric output being hit. My insurance stated a contractor has to take down and repair. The tenet can, but we must have the licensed contractor and number on invoice, list of damage and all repaired. She has to repair floor, internal woodwork due to studs in wall from beams, ceiling. The inner wood of walls may be split, so they may have to be built up ; due to beams require large studs and staircase inner wood may have been compromised. My lawyer said that section 8 did not want insurance involved. He said they wanted you to take down, pay for it so section 8 does not have to. He reminded me, insurance companies investigate and sue...lol. that's why they asked why you went to insurance company

Well, we got her evicted, on grounds that she violated her rental agreement. Unlawful addition without permit. that crazy woman told judge that oh she said I could do this. the judge said this woman and her husband has owned their home for 30 years, did not know you when they rented to you. So, i do not believe that they would let you compromise their home, insurance and being sued by everyone if something happened. Mam this was wrong on so many levels.

Section 8 and my insurance settled abt damages with Statefarm. And my home was repaired.

I do handyman work and work on some buildings that have some tenants who are receiving section 8. Some are good tenants, but a large percentage of them are not worth the hassle. They trash the units, trash the outside, are loud, obnoxious, ungrateful, move in people who are not on the lease they are subletting a room to, etc. None of the owners I know rent to section 8 again when a unit becomes available. The last one they had to evict caused 20 grand in damages, and the eviction took forever.

I work for local government and have been employed for quite some time. It is just myself and child. I thought getting Section 8 would be a good thing in my HCOL city but boy was I wrong. I work every single day and the majority (I'll say 95%) are lazy as fuck. I am not talking about the elderly or disabled but people who are plain losers. All they do is sit around and smoke weed all day which gets into my apartment. I really think they need to re-vamp this program. I am black and I honestly used to be more liberal but after seeing the the things that I have saw for the past year, I am certain most section 8 tenants are this way. Like Chris Rock says, I love black people but HATE NIGGAS and unfortunately, I am surrounded by them.

I have got to say understand this land lord says I have a participant of Section 8 after I had an accident and I'm a senior now and the hell that I have gone through a few people have had to put up with in whole buildings of Section 8 or even just Section 8 people have attitude problems like you owe them something it's like living amongst the bottom of the barrel to me and I hate it because on Section 8 you are not the way most of them do fortunately there's no reinforcement to protect the good Section 8 renters that pay their bills keep your houses though it's their own like I do and all I want is a little piece of heaven and I am grateful and good neighbors quiet and are not loud and obnoxious in the hood but I have also had bad landlord experiences where they didn't want to fix nothing just saying

Section 8 should be required to go through classes NEW

Text me residents should be required to go through classes. What I mean by that they're getting free rent from the government. They pay no rent whatsoever. Yet they go into apartment complexes and completely demolish and ruin an apartment. I feel that the government should require a more strenuous process for section 8 residents. I had the most horrifying experience for over one year. A section 8 resident continually harassed me stumped on the floor and management did nothing about it. Domestic fights trash left outside their apartment doors use of drugs and simply violent behavior. Section 8 is the worst resident you could have in my experience. They need to have classes to teach them how to live the right way around people who are paying rent.

I bought rental property that had section 8 tenant in it. It started out good and then it crashed boyfriend lives there not on lease, lots and lots of trash and stopped paying her share of the rent. We are not renewing her lease supposedly to be out by June 2, 2022 but I know it will be a fight. I turned her into Way finders supposedly they are terminating her voucher. Never again will I rent to section 8 there awful and I know the case workers hands are tied. Something needs to be done with these people. I know there are some good ones and if so then they can stay but....most are worthless pieces of crap. Oh and the boyfriend doesn't work just stays homes and games all day. If you have a section 8 apply to your property run way fast!!!!

I think its too sad that too many folks that are poor with limited incomes are treated with too much discrimination!! And many have no given knowledge on what to do about it. Many folks with limited incomes have disabilities and they are vulnerable. Not all are in the same boat. Yes, there's bad apples out there but not everyone is the same. Try walking in a poor persons shoes with an open heart. I think they need to build more affordable housing (with washer & dryer hook-ups in all apartments)especially for disabled and elderly folks. And build in all area's not just poverty areas. Too many folks are hurting out there. Its what you have. Its not who you are. Think Before you speak. Is it true? Is it helpful? Is it inspiring? Is it necessary? Is it kind? Be The Kind of Leader that you would follow.

I HAVE LIVED AT A PROPERTY CALLED THE BERKELY APARTMENTS IN DULUTH GA. THE RENT IS 1170 FOR A ONE-BEDROOM. HOWEVER, THEY RENT TO SECTION 8. I WAS UNAWARE. THERE WAS A GUY WHO LIVED ABOVE ME WHO PAID $200.00 IN RENT SECTION 8. HE WAS VIOLENT, LOUD, DISRUPTIVE, AND CRAZY. HE BEAT HIS GIRLFRIEND WHO I LATER FOUND OUT SHOULD NOT BE THERE. MANAGEMENT WOULD NOT EVICT HIM. I FILED OVER 23 POLICE REPORTS. FINALLY, HE WAS ARRESTED FOR DISORDERLY CONDUCT TOWARD AN OFFICER. THE COMPLEX (FILTHY) LAWYER TRIED TO TELL THE COURT HE DID NOTHING WRONG. CAN YOU BELIEVE THAT? AFTER HE MOVED THEY RENTED THE PLACE TO ANOTHER SECTION 8 PERSON. IT WAS A MAN AND WOMAN. IN THE FIRST THREE WEEKS THIS GUY BEGAN TO BEAT THE LIVING HELL OUT F HIS WOMAN. MANAGEMENT DID NOTHING. $1170 PER MONTH. NEVER RENT FROM FOLGELMAN PROPERTIES.

I am a clean, decent, respectful person who does not party or do drugs, have no children or pets yet I am discriminated against because of people like that! No one will give me a chance because of this! The only place that would take me is a slum with garbage people. Loud, ghetto tenants above me NEW

I live in Indiana, and work in Illinois. There is this black woman an her 3 kids who live above me, and there are extremely loud, every day, all day. I have to constantly call the police on them, I cannot sleep, study for the bar, or just enjoy my apartment. I swear, the next place in which I live, I'm going to ensure there is a salary requirement, and the tenants are paying out of pocket. Sorry for saying that, but this is just ridiculous!

Currently living in an elderly section 8 building complex

I hope what I have to share will help someone out there. I’m a tenant who has and is still living in a section building complex. Living around people who receive section 8 has been a nightmare for me and am working very hard to get out of this system. I moved into a section 8 building complex back in 2013 and everything was decent but in 2017 a new lady started working as a section 8 counselor in my building and she moved in really bad people. She moved in a lady who would leave her toddler alone to go party. She also moved in her friend’s who are drug dealers. One night while she was partying her baby was alone and walked out into the hallway screaming and crying looking for her but she was no where to be found. The neighbors got involved and knocked on my door to ask if I had a baby. We waited over 15 minutes to see if she would show up and we had no choice but to call the cops. A report was made and Cps got involved. This is when the nightmare started. She would watch me, blast her music at all time’s in the night and then her friends started stalking me around the neighborhood. They would follow me in their car. They did whatever they wanted. I dealt with the situation for almost a year because I feared that I would be physically hurt. I was able to move to another section 8 apartment and I thought I finally found a safer more peaceful place because a lot of elderly people live here but I was so wrong. I was fine at this place for 5 months and then the drama started. I remember hearing my lovely neighbors talking about how I shouldn’t live here. Why was I living here. Pretty much they didn’t want me living here but am disabled just like them. That’s the reason why I was offered the apartment. People here made me feel unwelcome with their nasty looks and stupid remarks. Right now I have neighbors watching me and reporting on me even though am not doing anything to them. I finally realized that the people who live in section 8 are disrespectful and have no decency. I feel like people on section 8 take advantage of the system. I have seen people here who can work and move out. Young single men who are in good health. I’m a cancer survivor who is still working and I plan to have my own home and I know they can do the same. I have noticed that in section 8 apartments there’s a lot of drug’s and street people. I’m sick of these sub par human beings. I just hope that by next year I can move and be around people who are actually good people. In my honest opinion I don’t think landlords should rent to section 8 tenants. If you do just make sure you keep an eye on these people while renting. I’m sure some tenants are good people but I can assure you the majority are ghetto street people.

Only way to Secrion 8 NEW

I owe 64 two bedroom units I first rented them to people for much higher rates and once I paid all of them off I want to section 8. The only way to do section 8 is have the government pay you directly you cannot have the tenant pay you you’ll never get paid on the first of every month. And when the lease comes up you’ll always not receive a few months payment they tell you they have their deposit and they were you won’t give it back. I’m not saying once in a while I’m saying 90% of the time. But when the government pays you you’re good you might get a little less but you have a long-term tenant because once a section 8 renter gets in they will not leave. so I think section 8 renters must realize the government doesn’t pay their rent. The taxpayers to the people that go to work every day the people that raise their kids and pay their bills they go to work every day. The people that save money and put deposits on homes that gave them a place to live because of their investment. They’re open heart that takes less money and goes section 8. The one thing that annoys me beyond anything is when you rent a home that you’re home if you’re there two years of 20 years. Why do section 8 renters feel they have to destroy the house to make themselves feel better or is this just the way they live. I’ve actually had people rip out the plugs in the wires out of the walls. It has real hardwood and garnet counters. i change rugs every 4/5 years as I desire perfect places for people. I can only say when I sold the block of 64 units for 21 million It was the happiest day ever. To think each unit was 12,000 down payment to lay out 800,000 and get 21 million back It 51 I would do it all over again. Do 30 year leases and pay 75% or rent on payment to cut loan down to 15 years and save %15 for repairs and upgrades and the %10 left keep abs play money on 64 units at $1500 month each that’s 64x$150 or $9,600 month or $2300 a week to spend with a clear head I have a business but if you get the units by 35 you can retire with 20/30 million by 50 and never work or stress one day in life. All you need is the first $12,000 one year and refinance and buy 3 one year refinance buy 8 then four more times in 6 years over 50 units Add 15 years all paid off and sell them and run and relax wealthy. It’s a east plan 12k and A banker. You get money some how it’s easier and faster and bigger.

I am on section 8 and my father in another state is a landlord that wont accept it as well.
he has had horrible residence occupy his apartments and it takes days for myself ,dad my brother all of us to clean and fix... My dad has a huge heart hes been really poor as a child so when a mom gives her situation he has even gone as far as helping these ladies putting the gas or electric in his name ....and every time they used him and failed to pay as they said they would. As his daughter it pisses me off and i asked him to allow me to manage it all but he never did ....honestly my dad didn't screen them properly.. luckily that was only his side income and hes okay..
Fast fwd life events and i found myself homeless after an eviction - car messed up lost my job and savings wasn't enough to hold me until i found a new job ( buffalo) was then a city where good luck finding work impossible . Section 8 has been a blessing it is hard and they ask for so much details of my life and i comply gratefully because now in Orlando i CAN NOT afford to pay even a 2 bedroom they run about 1500 and i make 13 an hour
My son is Autistic and i don't have any of that disability the would qualify for ...and if i did have it i would " make too much" to be on section 8 which is so crazy...
now that covid19 has hit and every thing is online i have had 2 landlords not return my deposits for apartments and that was only the application process ... i am forced to live in disgusting areas because good landlords with decent properties dont want section 8 persons ....and i do understand that so many are trashy azz ppl and nasty and destroy property....but please know i have never had a bad history with any landlord and i dont leave a home unattended nor destroy it ...there are moms like me out here struggling and forced to live next to drug dealers gun shots and scared when my son walks from his bus stop if im stuck on the I-4 and he sits in the front ... i i get panicky ..i am in a place called richmond heights and im not Black but just white yet they treat us like light skin is the enemy and 3 persons have been killed at the corner since ive lived here
my landlord charges me 40$ for any work order on a very old home that has horrible pluming issues ...these walls are so thin if you press it you can feel it caving in... it was beautiful to look at and passed inspection upon moving in but the nasty hood , loud music , weed smoke , gun shots its a nightmare and i could afford to move first year so my landlord DID A RENT INCREASE its up to 1600 now ....and so GHETTO!!
He managed to get employees that work for him but are inside orange county florida housing as if they are from that inpections unit or case workers but they work for him ....(latinos) acting as county workers but paided by (NRE) and if i dare say a word i would lose my section 8 ....

i would LOVE a landlord not a corporation.... a person not corrupt with deep pockets in orlando to do as he pleases ....but good landlords purposely higher there rent well pass section 8 allowance so that they dont have to look discriminative and keep and low income persons away....but you landlords must know there are good and bad in every situation and in come level

i could really use a place to live where i could walk outside and not fear losing my life seriously ....and please stop charging struggling moms 350 for a "holding fee" that's never returned or used for our deposits you ppl are inhumane ...not everyone on this program is scum ..also if you report a tenant for being messy or disruptive...they WILL lose there section 8 for any reason ...or if they are involved with police and crime its super easy to lose it ...the workers main job is to disqualify us so if you have a bad tenant contact there worker or workers supervisors you can find it online or if not contact the capital of your state its section 8 headquarters and TRUST ME that lazy local office with respond to your concerns in a few days ....so landlords SCREEN with references and when someone applying ask to do a home tour of there current living conditions ... i would love to have a good home location and landlord even if they asked of me a lot if i could have the peace of mind to have a home that was SAFE they only thing i couldn't offer is the super high 2 months deposits with first and last months rents or a requirement to make at lest 3xs the rent in a month ....plus car insurance a sick son clothing gas and his Wi-Fi and his personal needs and his special diets ...not even counting my teen and the price of highschool ...i feel overwhelmed depressed scared and never at peace day or night ...they like to rob women that are single - so im esp a target...and dont u DARE look half decent you risk all the nasty cat calls and i had weirdo men in from ofg my home ...but im not allowed a dog and i dont want a gun in this home.... screen and talk to the person landlord orlando grow a fkn heart pls NOT ALL POOR PPL ARE NASTY AND DIRTY

Sec 8 teanets nosy as heck/Hateful

I bought my first rental property at age 37 as a single black male. U know they type where white ppl wonder is he selling drugs? I rarely go out so my car is always parked. I had to live in the rental property. So I have cameras & an alarm system to actively monitor my property & car. Section 8 tenets across the street from me is a mentally impared crack wh0re about 45. She has a daughter about 32 who's a hooker. Also has a 12 & 13 yo that have started prostituting too. So all sorts of Johns pullng up looking at my well maintained car & house & I hate the STARES they give towards the property. Then they see my black @ss come out & they're like pissed off at me for minding my own business & havin what I have. Same thing with the kids up the street. Black folks on section 8 stopping to look IN my vehicle. Its almost as if Im some sort of LAB specimen to be a homeowner & be in the same age bracket as them & not be on sec 8. They pay ZERO attention to the 2 white homeowners that have been here since 1940.

So my complaint is the sec 8 system fosters a routine of dysfunction within the individual, that turns into absolute HATE/disdain for someone doing the right thing. Its like a black on black racism/class difference. I ate beans & noodles for 5 yrs but do the sec 8 tenet care about that when they throw trash on my property? NO! I just wanted to put the perspective of a black homeowner up on the blog! Its not just the poor ole working class white thats suffering with the inaction of the Landlords here! Some of YOU fail the communities by always being quick to not vet the tenets properly!

Section 8 caseworker here NEW

I am a Section 8 caseworker. I will not disclose where but it is close to NYC. I would say more than half of the tenants I work with scam the system, or try their hardest to scam the system. We, meaning my fellow caseworkers and I, do catch many of them in the act. We are overloaded with work. It should be an easy job but many of the tenants make it a nightmare. Every year, their income must be evaluated. They must submit their incomes, bank records, job history etc. They attempt to hide some of it in order to get over. Problem is, we do have reports that we can access that will reveal the truth. Our time is wasted having to go over everything with a fine toothed comb to reveal what they try to hide. When you do reveal it, they become combative or say " I didn’t know I had to tell you I had a savings account, part time job, etc." They lie right to your face. And yes, there are a lot of slumlords as well. All they care about is getting the check. The kicker: in my area, the rent limits are very high for Section 8. Therefore, section 8 tenants can afford, big, better apts than your average hard working citizens. also, race has zero to do with it. White, Hispanic, black, Asian: they all scam or try to. I do have good tenants, however ,very few. I wish I could invite the public to sit at my desk for a week just to see what we go through. It’s no laughing matter.

I am a renter, and a wonderful tenant. I'm renting a home and have made many improvements, pay my rent early, etc. Because of disability, I qualify for section 8. However, I certainly do not want to live where there is the element of less than desirable people as neighbors. It is not worth it.

My heart goes out to you. Here you are, helping fellow man, renting to section 8, and it has been a frustrating and expensive experience. I'm sorry, you certainly don't deserve it. And it seems that you shouldn't bear the expense; the section 8 board should be able to step in and help. Ugh.

Not all section 8 renters are bad.im on section 8 I'm disabled,I have good history for renting.i do wish they would drug test residents tho I'm surrounded by meth addicts and their many unleased roommate addicts,tweeker nests suck.i and other good tenants are complaining and sometimes they go bezerk and do things they get evicted for. I own my home. The house next door to me is unfortunately owned by a property management company and is constantly occupied by renters.The last tenants before the current ones were Section 8. I know this because they told me themselves. Anyway all was fine for the first 2 to 3 months they moved in. It was a mom and her 2 school aged kids. Then she began moving in more people until there were 4 more adults and 4 more kids. These kids were absolute brats who screamed, threw mud at my house and threw trash everywhere. The adults argued, blared music and smoked pot in the back yard constantly. I think they were selling pot because cars would pull up 24/7 and random losers would go the the front windows and leave quickly. I reported them to Section 8 numerous times with no results,called the cops and CPS. Nothing. Then they moved out in the middle of the night. My husband and I looked in the windows after they left and the house was TRASHED. Sunflower seeds and trash all over the floor, holes in the walls, broken blinds. And that was just what we saw in the room we could see in. The property manager came by and said they had warrants and that is why they left and they never paid a dime of their part of the rent. Landlord rented to a very nice family not on Section 8

Anyone with experience with Section 8 and knowledge of the legal basis of Section 8 contracts can see that the depiction of Section 8 tenants here is a fabrication consisting of cartoonishly racist caricatures and blatant misinformation.

Section 8 voucher holders work unless permanently disabled (sometimes multiple jobs), are not allowed to have felonies on their record, and are not allowed to have unauthorized occupants. Period. These things are WELL investigated. Any violations result in the difficult to obtain vouchers being revoked. I've seen it happen many times.

The TRUE problem with Section 8 properties is that all-too-often Section 8 landlords exploit the fact that the Section 8 tenants can't risk losing their vouchers by complaining that the landlords are doing anything that is immoral, unethical, or illegal.

Consequently, Section 8 landlords are free to allow the properties to fall into disrepair and are also free to allow an illicit drug market to operate in their complex, which they profit from in the form of additional cash payments and gifts (boats and cars). These kickbacks do not come from Section 8 tenants. They come from tenants with lengthy criminal records that bribe the landlord or property owner.

In normal neighborhoods tenants report crime to law enforcement, preventing a drug market from taking root. Section 8 tenants cannot afford to be identified as "snitches" (mortal danger) and they also cannot afford to give the landlords an excuse to evict them or frame the Section 8 tenant as a drug user.

You read that right. It is often the Section 8 slumlords that invite crime into their properties themselves because they know having a class of powerless renters makes it easier to get away with.

Eventually, these landlords get themselves into trouble and lose their prized cocaine / meth dealer tenants. They expect you to believe that it was the Section 8 tenants that didn't maintain the air conditioning units, garbage compactor, gate system, electrical wiring, etc. Conveniently, they start spinning yarns that it was all the Section 8 tenants' doing.

I bought a home in SC,The seller neglected to tell me she had section 8 tenants in a house she also owns right next door.Funny how everything thing was cleaned up when I looked at the house sounds to coincidental to me... the week after closing a shit bomb went off...I have constant problems with them trespassing, driving on my property, parking in my yard,being woke up all hours of the night, loud music when his business partners show up.the back yard looks like a najor dump but they keep the front looking good for appearance

Here's the truth:
If a person NEEDS Section 8 due to a disability, or if they NEED a place to live during a hard time until they can get back on their feet (while working, because GOOD PEOPLE WORK WHEN THEY ARE ABLE TO WORK!), they will appreciate having a roof over their head at night and during cold winters!
However, if a person just DOES NOT WANT TO WORK, has NEVER worked a day in their life, and feels that they are ENTITLED to a FREE place to live FOREVER, NO MATTER WHAT, that person will make life HELL for everyone around them. The latter will sublet their FREE apartment, sell drugs, cook up drugs in the unit, party VERY LOUDLY ALL NIGHT LONG, and SO MUCH MORE. These "animals" as you refer to them (and I ain't arguing!) call free housing and free everything else their "hustle".
They have children with whoever, and lie to the government, claiming that those children are "retarded", so they can "get themselves a check"! If they don't have their own kids, they will "borrow" someone else's! They train the kids to act mentally disabled when inspection time comes around. They will also say that their drug use is their "disability" so that they can live RENT FREE next to paying tenants who actually ARE disabled!
They say that YOU are the stupid one because "if you was as smart as them, you'd be hustling too!" Because according to them, "only suckas pay rent!"

This is what happens when people are raised believing that the world owes them EVERYTHING for NOTHING!

The ones that WON'T work and will NEVER work still make money through crime! They really do drive new cars and wear expensive clothes and have brand new iphones and new hairdos every month. i lived in a thriving immigrant village in the 80s. the people who came here were hard workers who built this into a community of many stores. we had 8 bakeries, a bowling alley, everything you can imagine.

section 8 came in and killed everything. section 8 BLACK people! back in the 80s 90s they use to not come into this area they were to afraid. but white people being nice eventually let them in and said this one isnt bad. well letting one nice one in means they bring 15 family members who arent nice. next thing you know you have a ghetto.

now im surrounded by houses that are all section 8. everyone who could afford to white flight, have. whats left behind is the skeleton structures of what use to be a city. houses were section8ed into being condemed. they were left empty for years until lebron won a few championships and taxes were flowing to finally knock these places down. now we have empty lots and section 8, and the people who are stuck to live around niggers. yes i said it niggers. these people destroy the area and never take accountability for it. then cry they live in a bad area. but if you try to stop their crime, your a racist. so thats what they turned me into is a nigger hater. the few good black people recognize this and agree with me.

i saved up a long time to pay my house off, and now im unfortunately surrounded by section 8. they are in a competition of loudness. 5 years ago i was in this exact situation surrounded by homes that blasted music all day while i had to work. i was sleeping in my kitchen because it had the least noise coming inwards. the only option was to lose everything and move and start over. i did, and the problem followed me. anywhere in the urban area youll deal with niggers. if you have white guilt i beg you please live in a black area and see how long your white guilt lasts. these people will turn you racist against them. its a horrible feeling.

the police wont do anything. i often wonder where this white supremacy is that congress and black people talk about. the police are so afraid to lose their jobs i watch them show up to a call, yield, dont get out of their car, and leave and mark the call done. the few times they come they baby talk criminals and give them a warning instead of arresting them. then i have to call the sgt of police and force the cops to actually stop. so you end up with 5 hours of your day trying to make these people stop being such loud animals. and after claling the police 8 times they stop coming out. i tried filing a nuisance case on my own to take these people to court and when i requested the police records they were botched to work in favor of the criminal with small one line reports.

the drivebys, drug activity, parties, the inconsiderate noise it all never stops.

the only solution is move. thats it. ive tried everything from asking nicely, to calling the police, to getting into verbal arguments. you cant win because these people value nothing. they pay nothing, so they lose nothing.

after i move i will never feel the same about black people ever again because of section 8 destroying this community. i avoid black cashiers in stores now because of their attitude. if i need help i dont ask a black worker because they do everything wrong. im exhausted of them. completely fucking exhausted. this bullshit has gave me ptsd. i even had to start going to see a psych dr to get on medication to calm me down from the mental stress this area has put me through. why cant these people just be civil??? why cant they be considerate???

ive watched these people baby talk the landlords as if they are the best people in the world when looking at the house and getting the keys. and then comes the instant parties of yay we got a new place. oh nobody cares we are loud? i gues we can be loud the next day and the next day.

please dont ever rent to section 8 if you know the houses around it are hard working people. all section 8 should be on a island somewhere that nobody can get to.

If you're thinking of renting out to section 8 tenants, please don't. I bought a duplex with section 8 tenants, and both tenants caused me nothing but headache.

* First tenant asked for new carpets every year, because her dog kept peeing on the carpet. When told dogs are not allowed per the lease, she insisted that was her friend's dog. When I refused to change out her carpet one year, the next day she flooded the entire apartment claiming that the toilet malfunctioned.

* Second tenant had 4 babies and her boyfriend had gangster friends. Cops were getting called every month or so, because they were partying and smoking weed in the front yard. She would toss beds and furniture in the yard, and left it up to me to discard.

Both tenants threatened to not move out after the 90 days notice unless I helped pay for the moving expenses. I ended up paying about 2 grand, since the eviction process in California is painful for landlords. Of course, the both units had to be renovated completely.

There are always people that say you can't judge a group of people by a few bad apples, but the barrel is 95% rotten, and you'll be extremely lucky to get a great Section 8 tenant.

Don’t be naive. Good Section 8 tenants are few and far between. Any average search will show you how many problems landlords have with them. Incidentally, the problems are similar in scope and nature wherever your property is located.

I’d love to see HUD administer a physiological test for these people. How many would pass, do you think?

They’re broken people, generally. Either their socialization process didn’t work, they’re "lifers" whose goal was to grow up and become wards of the state, they are behaviorally impaired, or they are just plain "lazy and ignorant."

A lease is not a charitable agreement. It’s a business contract - a mutually agreed upon, recurring transaction. We pay taxes to help them - "we" as in people that work every day. In a way, HUD’s portion is just your own money returned.

I think that unless they are handicapped one way or another, Section 8 and other social program recipients should be required to give back. Volunteering is one way.

Next time you rent to a Section 8 (etc) person, try to find out about his/her family - kids, relatives, parents - even friends. I will bet most of those people are on a social services program. It’s typically a goal for some people - and most are not interested in "breaking the chain." They prefer to sit around doing little to nothing all day except disturbing and disrupting others.

Think of society as a barrel that holds "stuff." There’s a top, middle and there’s a bottom. You never really have to see the bottom... unless you rent to Section 8.

Good luck if you rent to the wrong Section 8 person. Bless you is you found a good one.

I've worked as a contractor for several years, and specifically been working on Section 8 Housing. A lot of these tenants are ruthless and care nothing but themselves. Im out here working on their kitchens and cabinets that have been approved by the county years in advance. Tenants dont pay shit, lets get that squared away. They have no say in any changes that are being done to their unit. Ive had tenants come up to me and start bitching at inspectors making sure everything looks like a 5 star Hotel. These tenants cant even keep their shit clean. For example, we had just finished installing new cabinets, and this big ass mothafucking monkey comes up and starts throwing a fit saying we cheated him off of 2in from his cabinets. you have a problem go complain to section 8. Not the guys doing the work. The guys doing the work take orders from Section 8. In conclusion, Fuck Section 8

I am have ownership to my home and an apartment building. I made it absolutely clear what is expected and what isn't. Race is unimportant. I haven't had any problems with section 8 tenants. All of them are working class citizens. I simply chose wisely. I definitely did check credit scores, background, face to face interaction, etc... All you disgruntled people need to take a realistic approach to ANY prospective section 8 tenants especially. Do your homework beforehand.

I have to disagree with your article! Section 8 is safer then renting out to any average Joe. I'm guaranteed a payment of at least 70% of my rent every single month. If they miss their payment I am allowed to evict them just like any other tenant, even if section 8 paid their portion. The tenant will lose their benefits if they are evicted. My property is Expected to be at certain standards, and is inspected yearly.

I could have the same issues with regular renters and section 8. I think section 8 is a little but safer because I'm guaranteed partial payment vs. None! I can still evict over any lease breakage, overcrowding, property damage, rent, ect.

I do believe that there are some very good section 8 tenants, however I was not quite so blessed. My previous tenant walked away owing me $8,000 in rent, damaged property after using a water hose to flood all of the heating ducts, busted my hot water heater and then when I took her to evictions court I ended up having to pay her court costs. She kept her section 8 after they sealed the records and I lost $15,000 when you count the $8,000 in back rent and the damages. I also had to pay my lawyer over $1,000 in lawyer fee's. It only took one bad experience for me to know this section 8 program is was not for me.

My experience - over 10 years with HUD.
Tenants damaged my property - thousand $$$ in damages. Initial inspection OK except for minor infractions, which were easily remedied. Then each year inspections included damages that tenants obviously caused. Example: 4 sets of closet Bi-fold doors = cost $1,000.00 +. HUD inspectors failed - I was to replace all closet doors ( torn down and damaged by tenants ) to pass the inspection. You could not even walk through the house - so much junk, clothes strewn everywhere !
Dangerous - fire hazard, they had extension cords every where. Tenants would not use the built in heat - used space heaters and extension cords which were dangerous. I installed new replacement windows - due to inspection failure - they never cleaned windows ( inside or out ), nailed though the window frames to mount Christmas lights and taped and painted windows. Wore out and scared the floors with (3) children's riding toys and strollers. Children marked ALL the walls and tub and NEW shower surrounds. A real nightmare ! Pets ( Pit Bulls and untrained puppies ) against No pet policy. So much more ! HUD seemed to always blame me for the damages ! I will never rent to HUD or Section 8 tenants again !

I have rented to Section 8 Tenants for the last 8 years and now I have learned my lesson. I will not be renting my house again. For the most these people care nothing for your property. It is costly in the long run in regards to repairs and maintenance afterward. And when they violate the landlord pays for the process. The tenant has the upper hand and gets all the breaks. And let me tell you they know how to work the system. They leave owning hundreds of dollars delinquent rent and really it is nothing you can do about it. Even if you go to small claims court and win it is up to you again to get your rent. The housing board cares nothing of this and will not assist. You are on your own. For those who continue renting to Section 8 tenant, good luck for you are going to need it.

I'm on section 8 have been for a bit, I keep my home clean yard is always mowed. I try to keep up my own: any leaks I only call in a situation that is too large to handle. why: to keep rent down. I have a 6 children. Only inexpensive way to get child support taken care of was to get on welfare. welfare goes after the deadbeat father. once child support is coming in the thing to do is to get off of welfare, it keeps you down you do not get big money there. for all you people downing people on welfare.. you do not get oodles of money for the more kids you have. you get more food stamps yea.. a whole extra 20 bucks for each additional child is going to put new clothing, braces etc.. Braces if they need them. car payment, car repairs, if I'm luck, I am do my own minor repairs, oil change, new plugs, new wipers, water pump, minor repairs.. change out my bumper, windowns with insurance. some people just don't know how to manage their money. they would rather sit home, smoke crack, no food in the home, no car, no furniture. Bad habits in bad choices bring down a neighbor hood. and lazy people, my block, people park in their yards, unkept yards. my yard was on of the nicest. only to find out it went from 1075 in rent to now 1650. I'm soon to be taking down most of my plants, and putting them in pots, so I can move them to my back yard and make that more enjoyable. no my children are all grown and moved out. I have one grandson with me. my income is lowered due to illness. but I'm working. one thing gets me. military is like welfare. you get more money for each child you have, more money to live off of the base. more money if you go overseas, more money... if... I was once a military wife. I've seen it.. they all have credit up the ass, they all think they are better.. than you. they all have nice furniture. with credit due over 30,000 but hey they have cars, nice homes nice clothes. wife's are on drugs, fathers always drunk. and who are the ones that get the thumbs down? don't judge what you don't know. and every holiday the military has some big deal going on for the families for free! the low income have lines to come and get your free turkey after standing in line for 3 hours. while the military gets the whole cooked meal in a box. for free! we single parents are hit!

A couple of years ago my nice middle class neighborhood became the VICTIM of greedy landlords like you. It used to be a really nice neighborhood with professionals, well kept yards, and SAFE.
Not anymore! The momma and her brood moved in next door. Yard never mowed, cops there constantly. My car was broken into, they had a starving pit bull in the back yard, vines growing over the front windows. I could go on forever. The black cow was probably selling drugs and turning tricks. Men were in and out of there 24/7. They moved out and another tribe of trash moved in. Now we have about 10 of these houses in a once very nice neighborhood. My property value has plummeted.

I know someone who works at a coffee place, and has Section 8. Truthfully, she's not smart enough to do a job which pays more, but she's a clean tenant, and never late for her portion of the rent. However, her landlord wants her to move, and it isn't because of anything she's done. His problem is with Section 8 frequently being late with the rent. Sometimes they are months behind, and the landlord can't afford to subsidize his tenants' rent until Section 8 gets around to paying. But she lives in New York City, one of the most expensive cities in the world, and she has a cat. You'd think she had a tiger instead of a middle-aged housecat. She was a foster child, her brother died. Her birth parents were never in the picture and her foster parents have died. Her cat is her family, but with a cat she has no chance of getting an apartment in any of the dangerous crack and gun-filled housing projects she qualifies for. She's white, tiny, has no street smarts, and is a simple person. She wouldn't last a day in the projects. And by the way, $1230-$1490/month for a studio or 1 bedroom apartment? In a crime-ridden neighborhood? All of this would be so unnecessary if Section 8 paid its landlords on time.

Most of these comments are about a particular neighborhood in SC. We have our own Section 8 house here in Portland OR. It was supposed to be a woman, her baby and her sister, but has grown to include the womans' boyfriend, her brother, and others. Yes, the yard is full of trash, which blows onto other peoples' property. Old people shouldn't have to bend down and clear garbage which isn't theirs from their property. One neighbor has installed a close-circuit camera. One down the block did, too. It's a good thing because after a party, one guy drunk-drove, hitting a neighbor, driving his car across a lawn, stopping only when he rammed another neighbors car (in her driveway) with his, so that it cracked the foundation. He was arrested, but released. Allegedly no one can find him.

Ride with me one week and your eyes will be opened. Take a little trip down to the housing authority office. Just sit and listen.

If one moves into your house, your property is at risk, the neighborhood is at risk and you are the perpetrator. Her 10 kids have different babydaddies, all those deadbeat losers have family and friends who will embark on a non stop crusade to bring your tenant down to their level. Your community will suffer, your property will be damaged and you will lose.

There are a few things you might not be aware of that perhaps you should know:

If too many tenants fail inspections for expensive or inexpensive deficiencies, those items will become the responsibility of the landlord. The authority will and does change policy with no imput from landlords, no emails, phone calls or any kind of notification whatsoever. You see, poor blacks have enough trouble coming up with their portion of the rent. I have known of many evections brought on by less than a $20.00 per month liability payment.

When I first started, we would fail inspections for holes in walls and broken light globes. Clearly tenant liabilities. We were emailed and directed to not cite either of these deficiencies EVER. oh we could write up holes greater than 7 x 11". But we were cautioned about that. Dirty carpet was a huge problem we were told to not cite anything not damaged or EXTREMELY soiled. Dead cars on your property? We can no longer cite those unless blocks are under the car and the tags expired 5 years ago.

You see, these things cost money. Your tenants will be driving Jaguars, BMWs, have hair weaves to make a sane person puke, disgusting fingernails, HUGE TV sets, clown clothes and shoes not to be believed, but she can't come up with your $20.00 every month, let alone replace items she, her deadbeat family members and friends have broken. If the tenant lets the deficiencies go for 90 days, they will be forced to move. Probably on the street as most landlords require references and clearly, you aren't going to give her one.

Then it becomes a WHITE CRACKER BE HOLDEN ME DOWN, I DIN DO NUFFIN" situation, and we simply can't have that.

I have reported tenants not on the lease hundreds of times and nothing has ever been done about it. Again, go to the housing authority and take a look and listen. The reason will become very clear, very quickly.

A few things normal people should look for when looking at properties. This will help you avoid "turned" neighborhoods:

Speed bumps
Cars lining streets
Cars parked in yards
Way to many cars parked in any yard
Trash; I'm not talking neatly bagged items, I'm talking furniture, and lots of it, large items picked up at RAC or some such.
If there is a dumpster, check it out.
Go to the property at 1100 Friday night. Sit in your car, look and listen.
Look for people milling around with no particular place to go, including shitty luxury cars with temporary tags, watching you.
Go to a local gas station, look and listen.
Panhandlers
Fighting, loud obnoxious " victims"
Big fat cows with fourtyelelven kids
Unkept yards, large overgrown trees
Couches on front porches
Way to much traffic for the neighborhood
Stupid 70's cars with cartoon idiotic wheels
Cars parked in the same spots day and night while the rest of the world is out and being productive

I'll leave you with one final item: if your tenant rents a truckload of shitty furniture and appliances, then calls section 8 to report bedbugs, the rental place will NOT repossess those items. And as an added bonus YOU, the landlord, will pay for bedbug treatment. 100% of the time... This was accomplished by Federal referendum for the EXACT reasons mentioned previously.

I have never used illegal drugs or committed any crimes .I always get repairs done and pay my rent on time . It is unfair to judge a whole group of people who just need a little help because we're disabled . Maybe some day you will wake up needing help yourself . There are also veterans who have fought for this country and are disabled and use this program . Any one who says anything against them is a traitor .

The mother of my children is a section 8 recipient and is also highly education. She became the recipient of said program due to her mothers passing and due to having to tend to her younger sister at the young age of 15. I can't speak for all other recipients but in this case she is highly professional, clean and NOT synonymous with the former comments. People need to understand that there are certain folks, section 8 or not, that will be who they are and section 8 doesn't truly show who a person is. Section 8 was created to assist people in need and unfortunately the majority of those folks are from lower income areas. If you are ignorant enough to negatively comment on folks that are section 8 recipients, you should self reflect and desist from bashing people for their hardships. I'm 100% confident in stating that the people that are negatively commenting on other peoples hardships are either big time sports fans, big time reality television fans and/or lack knowledge of the reality of what is going on in this world! I was 16 when my mom died and I was homeless after her passing I was sleeping on park bleachers and once I got old enough I had applied and been working ever since and going toschool and saving so I can getoff section 8. Everyone speaks about how bad renting to a section 8 recipient. I work in the apartment industry here in Charlotte, NC and there is no difference between someone that receives government support than someone that doesn't.

I understand that some people should not have the support if they violate the HUD program, but all of you should stop putting people down that are in the program because non section 8 residents are just as bad. Its all about education, respect, and honest.

People who aren't on the program trashed the apartment as well. They get evicted for non payment of rent, and that's worst and they get violation notices for being loud etc....

You can't say that a senior of 70 years of age who is on section 8 is going to destroy and damage the apartment, have wild and crazy parties allow people to live with them. I don't think so... please stop talking rubbish and do your research first.

I have been on Section 8 for 8years and I understand why a landlord wouldn't want to rent to anyone with a voucher. But MOST landlords can be lazy too, which is why they don't want to deal with the government. I rented a nice home, but when it rained the water would leak right into the electric box (which was in the basement). I gave him plenty of time to get it together. Do you think he did? Nope!! So I had to get Section 8 involved. It's not always the tenant, the landlords are or can be a problem too. Some of em, are just plain out lazy and just want to get paid. Not realizing that the property they are renting out is our home too. I'm proud to say that I have an excellent rental history. If a landlord doesn't want to rent to me, that's their loss. Whether you have a voucher or not, if your a bad tenant the landlord will still have to dish out money to evict you and sue for any damages to the property.

Yes your grown kids may stay on housing if you the parent want to move if the kids have been in the home or on the program with you since day one and they have to have a background check done and pass. At least that is how it is in Nevada. Hope this was helpful.
As for section 8 renters, like anything else, there are good and bad. Good and bad landlords and good and bad regular renters. Do your homework & SCREEN potential renters! Check the current residence they reside in and see what shape it is in etc. Be sure and request a deposit the same as you would from non sec 8 renters.

I have two of my three rentals as section 8 and both are working out very well. Both are 100% government payment, young single mothers with children. I have never had a issue gaining access to the house or tearing up my properties. Both keep the house well kept and very clean. The key is screening and taking the time to get to know the person and family you intend to rent too. You don't have to take the first person who shows up, screen them like any other potential tenant and pick the best of the applicants.

I've had section 8 for about 7 years. It is sad to hear how many of you feel about section 8 tenants. Not everyone is the same. I live at my current address for the past 7 years and the landlord asks me to sign 2 year leases, shows my apt as a reference to banks (don't get it but I don't mind). In which case those who live in this building, not section 8 tenants are the nastiest, rude, screaming kids in the hallways, blocking the entrance to the building by sitting on the stairs...Just nasty people.. Yet the landlord rather put up with that mess cause they paying cash. Please let's be real, it all depends on the person. Before I moved here, I said it would be 3 of us and that's how it has been. My suggestion is before renting the apartment meet all those that will reside there and if something doesn't feel/seem right just say "I'll give you a call later on" and keep it moving and when they call "just say you rented it out". Don't always take the word of your Real Estate agent (they there to make money) and you'll be stuck with the mess. Good luck.

It's been a nightmare dealing with a Section 8 tenants that refuses to allow the landlord access for repairs. I read online that Section 8 tenants risk termination it they don't allow access to correct violations, but Section 8 don't follow their own rules instead they advice the landlord to get an access warrant from the Supreme Court. I will never again rent to Section 8 tenants. It's not worth my time as a hardworking taxpayer.

I am a Section 8 disAbled tenant and have had always paid and respected (two now) owner's housing policies in the past 6 years- in fact, it's the non-Section 8 neighbors that are vandalizing, polluting, and breaking so many of the rules now where I'm residing in.
The current landlords I'm with now do everything to avoid improving the place, such as refusing to fix the leak during winters which promotes awful black mold growth & refuses to clean the building's dusty heating air vents and told me to get a cat to kill the infestations of mice crawling under my kitchen's sink. So it goes both ways - loyal, hard working & honest Section 8 tenants has to make sure the landlord's reputation is good as well as owners making sure to screen reliable and cooperative tenants.
I am tired of living in apartment buildings and wish to find a small house on a property to grow an organic garden in a quiet neighborhood. Very difficult to find due to myths floating around. Simply screen carefully. I know I will from now on.

I sent a letter telling her that she violated the contract I had with her. I was trying to be nice and told her she really needed a larger home with 2 bathrooms. She went to Legal Aide and they sent a letter theatening me with a law suit. They informed me that I was discriminating against their client because the law reads that there can be 2 people per bedroom in the home. and that their client didn't know she was violating the contract by adding 2 more people the house. I'm still trying to get them to move!!!!!
