Tenants: Before handing over your security deposit to the landlord, there are two important things you must know:
1. Avoid paying for the security deposit in cash. Preferably you should issue a check payable only to the landlord. This leaves a paper trail proving that the landlord has received your security deposit.
2. When giving the security deposit, prepare two copies of this receipt for security deposit form and arrange to meet the landlord in person. Have the landlord fill up both copies - Keep one copy for yourself and give the other copy to the landlord.
Landlords: Once you receive the security deposit from the tenant, the first thing you must do is to check your security deposit laws - Some jurisdictions require the landlord to hold the deposit in a separate interest-bearing account and pay the tenant interest on security deposit at the end of the lease.
