When you should use this notice: If you are a landlord or property
manager who wants to end a tenancy
at will (verbal lease) or periodic
tenancy (week to week, month to month lease).

you have a fixed term tenancy, then you will be not be allowed to end
your lease unless both parties agree to it. If your tenant is agreeable
as well, then you should use our mutual lease
termination agreement instead.
In
most areas, you will need to give tenants a written notice 30 days
in advance before you can reclaim your property. However in some
areas, the laws are more tenant-friendly and you are required
to
give them a 60 day notice instead.
