These Facts
To make

you: Notice to Perform or
Quit in Part 1
and Notice to Pay or
Quit in Part 2
Notice to Perform or Quit
is targeted at tenants who break the terms of your
rental agreement such as keeping a dog when you have enforced a no-pet
policy.
If his actions has endangered the health or
safety of
another, you will hand him this notice as well. This notice demands
that he stop his wrongful actions immediately or leave the rental
property.
Notice
to Pay or Quit in Part 2 is a sample eviction
notice
template aimed at tenants who
have
owed you rent for at
least 30 to 60 days (depending on your area's landlord tenant laws).
This notice demands that he pay ups within a given time
limit or he
will have to move out of the rental property.
