How I Handle Overdue Rent

In the past, I have tried emailing tenants a few days before the rent is due as a reminder. However, overdue rent still remained a problem so I have found that texting tenants to death is the answer...

Most mobile plans (not mine) have limited texting so they will respond quickly with your arrangements to pick up the rent. If they have unlimited texting, I will continue to text until they are tired of hearing the text notification sound and return my text.

This works for me... At least until they learn to use the vibration mode. I always text something pleasant when requesting the rent. Don't ever use threatening text or vulgar language. Happy renting.
