How
do You Choose the Perfect Contractor for Your Repairs?
Firstly
where do the recommendations for your contractors come from? One of the
best ways to judge a contractor's service is to ask people who have
personally worked with them before. These recommendations can come from
your friends, family or any real estate professionals that you know.
To
ensure an acceptable standard of workmanship, you should insist on
hiring a licensed contractor especially for major or critical repairs.
The
good thing about licensed contractors is that you will be able to
access their past records to check if they had any violations in the
past. As a general rule of thumb, contractors with records that are
free from major complaints
for two years can be considered more reliable.
If you are just looking to fix minor problems, then perhaps
you can consider an unlicensed
handyman to save on your repair bills.
Your
contractor should also be covered by general liability insurance and
worker's compensation to avoid any unnecessary costs and problems in
case of accidents.
The reputation and experience of your
contractor is also important. They should be in the building and repair
business for at least 3 years and have a physical business office
location and number.
Just like hiring other real estate
professionals, you should ask for a list of people and companies who
have used their services to share their experience and
recommendations.
How
to Make Sure that Your Property Repairs Go Smoothly
Make
sure that your contractor gives you a written contract explaining the
exact details of their repair job. If it's not have to be lawyer draft
contract but you at least ask for a signed work quotation.
If
your maintenance work is more complex and expensive, your contractors
should sub-divide their bills into different stages and quote a price
for each stage individually. Your upfront deposit amount should not be
more than one third of the entire repair cost.
Before your
renovation and repair works begin, you should tell them if you have any
concerns such as telling them to damage any furniture and fixtures or
requiring them to clean up the mess and debris after work.
During
the repair and maintenance process, it's best that you or a family
member is present to watch over your contractors. However, do not get
in their way and affect their work progress on your contractors - It is
better to just
observe them silently and only voice out if you see any problems with
your rental leases.
