What We
Like about Buildium Rental Property Software (continued
from Part 1)
 One
thing that we really love about Buildium
is
the flawless way it is able to handle and integrate all your cash flow
and payments in one place.
You can enter your bank account directly into Buildium and this enables
you to handle all your payments straight from the it. Rather than just
generating financial reports like other programs, Buildium goes way
further. It allows you to accept online payments from tenants cheaply
plus they will print and even mail checks for you.
Just from the fact that Buildium is totally web based, it does make
property management
a lot more convenient for you. Instead of having to lug your own laptop
around, all you need is a computer and internet connection for this
real estate web software.
If you manage your rental properties together with other people, you
will really appreciate Buildium's multi-user feature that allows you to
share program access and rental property information easily. Whether it
is your accountant, repairman or investment partner, you can grant them
access by creating a user account for them in the "Admin" tab.
Buildium also comes with a very handy form generator that produces your
landlord letters with just a few easy clicks. This is a great time
saver especially for those landlords and property managers who dread
writing letters and dealing with paperwork.
What
We Don't Really Like about Buildium Real Estate Web Software
While
Buildium's enormous list of features is a big plus for some, it can be
a drawback for others as well. If you are just looking for a basic
software for landlords to handle simple accounting and store crucial
rental
information, then Buildium may be overkill for you. It will be a bit
like taking a plane to your neighborhood mall.
To be fair, this real estate web software has done a good job of making
the learning curve a
lot less steep by having a simple, clean design and inserting
helpful tutorials at the right places.
We feel that some of the highly advanced features are buried a bit too
deep which makes it harder to find. For example if you want to send a
bulk invoice you will have to navigate 3 levels deep. However we did
get used to it after a few days while testing
this software for landlords and property managers.
This is probably a minor issue for most but it will be better if
Buildium can include highly visible reminders for late rents and
payments. While you can still check for late payments easily, what we
are looking for is an automatic reminder that will appears on the main
page (the "Dashboard" of Buildium) or a pop-up message for overdue
payments.
Our
Conclusion and Recommendations for Buildium Rental Software
To sum up our Buildium review, it's very clear that Buildium
is a powerful property
management system that will be invaluable to two groups of users:
1. You are a full-time property
manager or a landlord with more than 25 rental properties.
2. You are someone who likes to automate your property management tasks
as much as possible (in this case Buildium is an excellent
choice even if you have just a few properties).
If you fit the any of the above descriptions, then choosing Buildium is
a
no-brainer given its highly affordable price tag. The amount of
time and effort that Buildium saves you will easily pay for itself many
times over.
In fact, a good handful of the features found in Buildium (such as
integrated online banking and personalized portal for tenants) are
usually only found in specially customized real estate web software
costing more than $1,000. This makes Buildium amazing value for money
even if you just use a fraction of these functions.
