Will joining real estate property management associations give you good returns or will it be a total waste of your time? What Exactly is a Property Management Association?

These associations are usually formed to educate, train and network people working in the property management industry. Major associations will also actively work to promote your interests and rights by lobbying with the government and sharing their research data with their members.

While property managers usually form the backbone of these organizations, the larger associations will commonly accept other real estate professionals such as rental property owners, real estate developers, leasing agents and repair contractors.

Membership numbers can range anywhere from less than 10 to over 50,000 for well established associations. Depending on the size of the real estate property management association, they may restrict members to a small neighborhood or reach out to property managers all over the world.

What Can a Property Manager Association Do for You?

While the range of services offered by an association can differ wildly, you should expect the following from a well established and highly organized property manager association:
  • Offers you education and training on real estate courses. You can choose to take up these courses by online learning, home study courses or in a classroom setting.
  • Gives you the chance to earn a well recognized property management certification such as a CPM title by completing their courses and fulfilling their other work and experience requirements.
  • Publishes real estate related magazines on a regular basis so that you will be well informed of the latest property management and real estate trends
  • Acts as a middleman to connect you with potential employers. Certified members of reputable property manager associations are often highly sought after by both property owners and property management firms.
  • Promotes and protects your rights and privileges as a real estate professional by lobbying and petitioning against unfair laws and regulations.
  • Hosts conferences and seminars for members so that you have a chance to meet and exchange working experience with other real estate professionals.

Should You Join a Property Management Association?

While it's clear that joining these associations does have its benefits, the issue here is deciding whether these benefits are actually worth your time and money. Joining a first rate association will usually cost you a few hundred dollars every year. You may also be required to attend some of their events to retain your membership status.

There are two types of property managers who will benefit greatly by joining real estate property management associations:

The first type are low to mid level property managers who are looking for a quick and proven way to upgrade themselves and upgrade their careers. New managers can take up training courses while experienced managers can work to earn their property management certification.

If you own a large number of rental properties or a property management firm, you should join a well established association so that you can tap on their ready pool of dedicated and certified property managers. The research data and news that they publish may also be especially valuable to you.
