stands out as one of the most popular and frequently recommended
program. Does Buildium really deserve its shining reputation or it is
all baseless hype? Find out the answer today as we test, review and

Before we begin our Buildium review, it's important to
let you know that Buildium actually comes in 3 flavors: Landlord
Edition, Property
Manager Edition and Association Edition. Since most of our readers are
landlords, rental property investors and property managers, this review
will focus on the Landlord and Property Manager Edition.
What Buildium
Online Property Management Software Can Do for You
 To
be honest, we were not expecting too much from Buildium given its low
starter price of $9.99 per month. Therefore we were truly surprised and
pleased by the sheer number of powerful features that this online
property management software has
managed to squeezed in.
To kick things off, Buildium
supports detailed accounting and has a complete database for storing
your rental property information. However what makes Buildium stand out
is the whole range of extra services and add-on features that you will
rarely find in other property management software.
During our property management software reviews, we found out that
Buildium allows you to accept online payments directly from your
tenant's saving account. More importantly, this add-on service is
actually much cheaper than other online payment methods such as Paypal
or Moneybookers.
Whether it's a late rent letter, 30 day notice
to quit or a landlord reference letter, dealing with your tenants will
involve a lot of paperwork. Buildium's EZ Mailer will not just print
these documents for you, they will even do the mailing for you.
A
highly interesting feature that will appeal to landlords and property
managers with more rental properties is the customised webpage that is
set up just for your tenants. Your renters will be able to log into
this webpage to settle rent payments, request for repairs or stay up to
date with your latest announcements.
What
We Like about Buildium Online Property Management Software
The
seemingly endless list of features offered by Buildium is simply
unmatched. There is currently no other online property management
software under $300 that even comes close to it in terms of functions.
Buildium
goes way beyond the scope of your average rental property program. It's
almost like a complete system for automating every step of managing a
rental property from finding new tenants right down to mailing them
eviction notices. If you have 25 or more rental properties, you will
soon realize how much time and energy this can save you.
As you can see from the screenshot above, Buildium
has a clean and well designed layout which makes it easy to navigate
and use. The major features are listed in the grey tabs on the top bar.
Clicking one of the grey tabs ("Accounting" in this screenshot) will
bring up another list of sub-categories in blue. (e.g. financials,
general ledger etc)
When an online property management software has this many features, one
natural worry is that it will become too complex. However
this is not a problem with Buildium because every section comes with
own step by step tutorials in plain English to guide you along.
One
thing that we really like about Buildium is the clever and automated
way it handles your accounting. For example if you input a property
repair bill, it will automatically update
your expenses. This will ensure that your accounting remains
accurate plus you won't miss out on any valuable tax deductions later
on.
