Getting your hands on a cheap landlord insurance doesn't have to take that much time and effort. All you need is to have the right equipment and fixtures installed on your rental properties.
Put yourself in the shoes of an insurance company. Lower risk landlords means smaller chance of insurance claims so the insurers will be glad to charge them less premiums.
Let me share what are the simple home improvements that has allowed me to enjoy sizable discounts (up to 25%) for my fire, theft and landlord liability insurance.
For cheaper landlord fire insurance, I install fire extinguishers and smoke detectors in all my rental properties. In some areas, smoke detectors are required by the law in the first place.
To deter burglary and theft, my main doors will be secured with deadbolt locks and every window on the ground floor comes with a lock. Alarm systems are also highly recommended especially for high crime areas - To save money, I will usually install a low cost siren alarm.
