you have a month to month lease, your tenants are usually required to
inform you at least 30 days in advance if they want to move
out. This is to give you enough time to
find a new tenant.
Once you receive your tenant's
30 day notice, he will still have to pay his rent for the next 30 days
unless you are able to find someone to replace him.
Let's say you were slapped with the notice on 18th of May -
Then your
tenant will still have to pay you rent until 18th of May. However if
you found a new renter who is moving in on the 30th of May, then
your former tenant only has to pay you 12 days of rent (for 18th of May
to 30th of May).
